If you require our Fully Managed service, we will advise you on the best strategy to secure a suitable tenant. This may require you to make some improvements to your property!
We will market your property specifically targeting suitable tenants. All tenants are vetted including background checks and credit checks.
You will receive copies of the check in and check out inventories, tenancy agreements, legal notices, gas, electrical and EPC certificates and regular rental statements.
Once a tenant moves in we will provide their details and meter readings to the appropriate utility companies and the Council Tax office.
Performing regular property inspections helps ensure your investment is being well maintained and the tenants are keeping to the conditions set out in the tenancy agreement.
Our team of experienced tradesmen can deal with any major or minor maintenance issues. We oversee all jobs to ensure they are dealt with professionally and within an agreed time-scale and budget.
We will collect rents and make prompt payment to Landlords. Some tenants pay monthly whilst others will pay weekly or every 4 weeks. Therefore, we make rental payments every 2 weeks to ensure the Landlords receive their rental income promptly.
We take our responsibilities seriously and therefore we automatically carry out Gas & Electrical safety checks when required to ensure your property has the required inspection certificates, as required by law.
We will also issue the appropriate legal notices to terminate a tenancy. This includes submitting the appropriate paperwork to the Courts if required.
We will also ensure you are receiving the market rate for your property. Many Landlords don't increase their rents because they are worried about upsetting the tenants. This can be an issue, as your costs can and will increase, so to ensure you can afford to maintain the property and pay the mortgage it makes sense to keep an eye on this. As long as the property is well maintained and the tenants are treated with respect, they will understand if the rent is increased.
Tenant Finding service.
If you just require us to secure a tenant, we will market your property, attend all viewings and provided details of the credit and background checks for you to decide if you wish to proceed with the tenant.

Our fee for the Fully Managed service is just 10% (15% for HMO's) of the rent. It's that simple.
The Tenant Finding Service fee is equivalent to one months rent.
